Unhappy tenant What to do

I have a tenant who has been unhappy with me and my contractor since I bought the property 13 months ago. This tenant called and texted complaints up to 15 times a week until I finally got aggressive and shut it down about 6 weeks ago. Now I’m averaging 2 texts a week.

We renovated this tenant’s apartment because they requested it after we started renovating other units.

Today another tenant in the building requested to get out of their lease because the toxic vitriol and constant nasty things that are being said about me and my staff has become unbearable to them.

The nasty tenant is on a month to month lease but I’m not sure if I should non-renew or just risk losing other tenants.

A second tenant has already mentioned the constant barrage of nasty comments and general negativity.

Any advice would be appreciated. Thanks!

    Absolutely get rid of them.  Give them 30 days' notice this week and have them out by the end of June.  Not even sure why it is a question.  You've given them more (ie renos without rent increase-guessing on the last part) and they still aren't happy.  Time for them to go and the sooner the better.  Simply tell them it is clear they aren't happy there and it is time for them to move on.  No need to mention the other tenants or anything else and if they ask why, tell them it is clear from the comments over the last 13 months, they are not happy there.  If they try to argue/debate, simply say it isn't up for discussion.  You've been given formal notice and stop replying to their text.
