Shortly after purchase, the operators closed the program and we decided to market the building as a residential unit.

I might try and bluff with "after I reviewed the video" but otherwise you just have to decide about not renewing her lease or evicting.The concern with the eviction....on what grounds?

Fret not, you are probably one of the vast majority of REI's.Before you can decide what to do next, you must establish a set of financial goals. 

The danger is that if the PA Real Estate Commission decides to come after you, you're not going to "win" in any scenario.
