I have no strategy- need advice on how to proceed -

I own 5 properties (4 rentals)  but I need a mentor. My current dilemma is, what to do next?  Should I sell properties with high amounts of equity? I could use that money to transition into the bigger investments (apartment complex).

I have two properties in California which do not bring me that much positive cash flow, but have gained a lot of value over the last 5 years.

I also own a property (cash purchase) which still in rehab. Should I sell or BRRR ? Rent estimate $1,100 - $1,300 ARV $90,000

My goal is to own an apartment complex. I was thinking of selling all properties for a down payment on a bigger commercial loan for a multifamily.

The problem here is that you have no plan, and no set of goals. Buying an apartment complex isn't a plan. A plan is a series of steps designed to achieve a specific goal, or set of goals. You can't have one without the other, and since you have neither, you are in this state of flux. Fret not, you are probably one of the vast majority of REI's.

Before you can decide what to do next, you must establish a set of financial goals.  The basic goals are:  1)  Cash flow/month to cover monthly bills; 2)  Profit to pay off personal debt.

Once these Financial Goals are established, you can then "reverse engineer" your plan from these goals back to your current situation.  Then, turn around, and just follow the bread crumbs by inserting specific strategies for each step you "plan out" back to the Financial Goals you established from the start.

Break down the individual goals into groups of achievable Milestones.  Work on each Milestone, in order, and Don't get sidetracked by "shiny objects of distraction" that takes you away from your path.  No matter how "shiny" a deal may look, if you follow it, you will get instant gratification, but you will have a hard time getting back on track and will take much longer to reach those "goals".

Every step you take, should be taken while keeping in mind the steps to follow.  Don't approach this one deal at a time.  If you have any specific questions just PM me
