My contractor has a rental in Mars Hill, he turned it over, put it on Craigslist and had 60 calls in an hour with people offering over asking price to rent it.The local property managers take a 35% management fee on short term rentals and ask for a 20% management fee on long term rentals.

Even after I approve someone I tell them until the lease is signed and I have the security deposit I do not pull the rental ads and I continue to consider the property available to other applicants.I have had, in the past, the unfortunate experience of having a lease signed and someone (a 100 percent service connect veteran no less) ask me to wait until the first of the month to pay the security deposit...only to have him drop off the face of the earth.
