@James Robert, search for all the local organizations that hold meetups for investors, realtors, REIAs, etc. 

Those leads are ACTUALLY motivated because they are organic leads.

I wonder if there is any national-level short term rental lobby group that is opposing some of the more restrictive STR proposed ordinances in a professional and organized way rather than just city-by-city?

When I had PM's I expected them to do and organize everything.

Which is essentially just listing homes that are for sale on a realtor's webpage, I help with closings and organization of files, postcards that go out to the community and miscellaneous things such as that.

And for there to be a shortage now and not a shortage two years ago we either needed to lose a bunch of housing (I do not think this happened- but enlighten me if I am wrong) or we had to have a bunch of new people...Maybe this is one of those cases of spontaneous organization in the universe? 

The agent mentioned to me that the tenant treats her unit as if it was her own property she mows the lawn, get rib of her own snow and as I walked though the unit she keeps it impeccably clean and organized.

In my experience, I've found that allowing relationships to build organically (with great tenants who I trust) has been beneficial.
