Property Manager Expectations

In October I had to evict a tenant from a property and since then I've been working with my property manager to get some repairs and maintenance done before a new tenant moves in.

Things like:

  • Repair bathroom floor
  • Install HVAC
  • Carpet replacement
  • Deep cleaning

It's been two months and I'm constantly having to pull information from my manager. Has someone come to look at the HVAC? What's the quote on floor repair? When can we get someone out for carpet replacement?

I'm not asking for an update every day but several days or a week are going by without a word. They've been in business for a long time and have several investors they work with, so I understand they may be busy. However, two months and still no work being done seems excessive.

Has this been any one else's experience? This is my first property manager so I'm not sure what a reasonable expectation is for communication and also getting contractors out to do the work.
