I think a meetup for locals would be great that is mostly networking among investors rather than the hosts trying to make money off of the meeting like the Tallahassee Investors Network.

Today, I either use vrbo/airbnb (who in case of conflict, if you are a long time host with great reviews facing a bad guest, vrbo/airbnb cover you 100%) which is great, or I do direct, (only for longer term guests), get them sign a detailed agreement, and accept only cashier checks (delay, etc..).Today, we never hear about a credit card dispute or fraud etc... because HA/airbnb handle it, and even if they don't collect their money (rare but very possible , such as same day bookings), we are paid and safe.

You mentioned the percentage ... yes, Airbnb takes between 3-5% from the host's cut.

In other words if you setup your airbnb to your bank account, airbnb disbursements will also take 2-3 days.The only exception is that vrbo's very first payment is after the guest checks in, but as of the 2nd one, they pay you at the booking time, unlike airbnb who pays only on check-in+1 even if you have been a host with them since years.+1 for VRBO in terms of payouts to the hosts ;)
