@Dale Nesmith  You're not buying "cash" with HML - it's still a loan, and it still might not come through for a variety of reasons. 

I've kept my focus on the Cape and specifically Falmouth because I found I was stuck in analysis paralysis mode looking at a variety of markets. 2021 will be easily the best year for our Falmouth STR, and Cape rentals continue to be in high demand.

The application is not the same in every state and some of the guru crap is completely ignoring the variety of state licensing that is out there.

For the most part, your cash flow would be better with multifamily.As a buy and hold investor, you would be happy with multifamily vs single family for a variety of other reasons as well. 1.

Given the nature of the rv parks, the outskirts of cities would be ideal along major freeways (or at least not too far from a major freeway)...of course there are different types of parks that cater to a variety of clientele which can range from seasonal workers, individuals who can't qualify for rental homes/apartments or purchase their own home.
