Condos, Mobile Homes, or SFH's for Cashflow only?

Perhaps they're much lower in your area, but generally, condo fees tend to kill cashflow and they also tend to increase over time.Also, when you come up with your potential cash flow on any type of property, are you factoring in for vacancy, repairs, CapEx (big ticket items like eventual roof, windows, hvac, etc), and Property Managment (PM)?

Just looking at the numbers, I would agree with @Jonathan Smith that this one might be tricky with numbers unless you are sure of all the big ticket items, maintenance costs, and have a large amount of reserve, or you are putting a large chunk into the deal for a down payment.

Would you recommend finding an experienced real estate agent who could eye-ball red flags or big ticket items, or go a step further and try to find a PMC representative to view the property with you (i don't even know if they do this kind of thing).
