Newbie Questions for GTA investing....

Hi Folks.... I have a few questions...

1) Is using a Mort. Broker from the start and not a bank the best strategy....since they have access to different lines within the banking world...

2) I'm having a hard time getting my head around not having liquid cash to fund the down payments....what is the best option....heloc? I worry about having a mort for the DP and one for the remainder of the value of the property. Very hard to find cash flowing properties when you are leveraging a lot out of the gate.....

3) Thoughts on rent to own in GTA?

4) Property Management- worthwhile?? I'm thinking of investing an hour or so outside of my area and am nervous to do so, but understand the benefits long term..
