Prices have gotten nuts in Culver City which used to be affordable , but now I see homes are over $1 for smallish homes..Does the property currently cash flow?

We had a issue in our area where tenants were paying the rent- dropping it off in a drop box at the property managers office and they were being fished out by thieves.For me personally that would be a hard call because there is no proof that the money order was made out to the PM to pay the rent.
