Tenants sometime make the assumption that the person that owns the real estate is rich, make sure they understand you are just a regular person who will have to budget for expenses.

My partner and I are in the midst of low budget marketing including bandit signs, will be driving for dollars and posting notices on door steps but was wondering how long did it take you to get your first deal?  

I would have also suggested costar, but since the budget is 100k, the cost might eat into several percent of that figure..

We were over-budget on labor.

They now consider that my partner has no cause for a hardship exception and, with the rental cap met, they are not entertaining requests to rent - the rental wait list is about 1 year.We are preparing an appeal to the members of the board since according to the declaration, the decision ultimately rest with them, but we are not optimistic about the prospects of them deciding this in our favor.

I will budget for caring cost during renovation.  

We were recently asked at a local REIA how much we spend on our marketing budget to generate seller leads due to the fact we are able to bring in so many off-market deals each week.
