1 Simple Tip To Getting More Seller Leads... Free!

We were recently asked at a local REIA how much we spend on our marketing budget to generate seller leads due to the fact we are able to bring in so many off-market deals each week. When I answered "little to none" the guy looked at me in disbelief and asked how that was possible because he spends a "pretty penny" every month doing the typical direct mail, bandit signs, etc..

This conversation was an eye opener for me because I never realized how overlooked this very cheap and easy step is by the vast majority of real estate investors.  People who have done business with us know we do a tremendous volume so we probably generate 10 times the leads the average full time investor does yet we spend almost nothing...

Now I know when I tell you our "secret" many here won't like it which is why I believe this is a large part of the reason that most investors have overlooked it.  So can you guess what it is??? Well it is simple. We have a huge network of (get ready for the "R" word) ... real estate agent contacts.  Yep that's right!  The dreaded real estate agent that kills all your deals and is the bane of your existence is actually a gold mine of opportunities that you have been overlooking for years... 

Now I am not talking about networking with just one agent.  You need many depending on the volume you do and you will probably need to train them on how to bring you off market deals.  We have a list of several thousand agents in our local area which happens to be a major metro area (Atlanta) that has been built over a very long period of time.  But fear not there is a way to quickly build an agent contact list that will bring you tons of deals which by the way are usually the most profitable from what our investors say. 

So how can you can you quickly start getting leads fro agents?  Your best bet is to find out who the highest volume agents or brokers are in your local area. Set up a meeting or a conference call with them and tell them you are looking for off-market properties and they can represent you as a buyer. It will help if you have a track record and/or proof of funds so they know you're serious. Tell them you will need them to send out a short email to their contact list saying some like:

Subject: Properties Wanted!!!

Email body:  We are working with a cash buyer that is aggressively looking to buy several properties and can close quickly on properties that fit the following criteria:

1. Area

2. Price range

3. Must be Off-Market

3. any other criteria you have

So please send us any pocket listings or upcoming listings that fits this criteria BEFORE you enter them into the listing services and we can bring you an offer. We can even send you to your listing appointment with an offer in-hand. Please don't hesitate to contact us with any questions.....

This has been our basic formula for the email we tweak for different investors and we usually get more responses than we can handle unless it is a very specific buyer need. So why would you want to spend money on direct mail, etc.. when real estate agents are in the field every day.  They are usually the first person people who need to sell will contact and when they do you will be the person they let know first. I hope you find this tip as successful as we have... Now go out there and buy some houses!
