I also walk them through the county buildings, introducing them to the clerks and employees they will have to deal with when recording documents, filing evictions, tax appeals, etc.Now for some, mentors that are cross county, may work.

I work full time plus and run 9 units (11 if you count a deployed friends).

I am not bragging or stroking my own ego here, but I see so many forum posts of people who had a bad experience and talk about how they wanted to quit, or asking people if they should quit.To be honest, quitting has never crossed my mind.  

I can't begin to count the holidays, birthdays and special events I missed through the years.

Adding central air was a major expense we hadn't counted on - and though we got a good deal on it this and a few other things meant we were a bit over budget. 

It all looks good to me, did you count for the vacancy factor I typically use 10% from rent received.
