prices here are creeping up so things may shift a bit but still hard to get over the $1400 on a consistent basis and when a home does go for over 1400 here it is generally an even worse return now due to increasing prices.

The next day all communication went dark before I was able to schedule a time to meet or give them an offer.

They are going to make or break your initial guest experience when they walk thru the door and cause you the most grief if they are not consistent and communicative.Just remember you are basically running a mini-hotel and there are a lot more moving pieces then a standard rental to pay attention to.

Their communication is absolutely horrible.

This reno consisted of more cosmetic but did require some electrical, plumbing, new windows, and roof repairs.  

It does seem like an area where agents and clients could get confused for example if a client has been working with a string of different agents and the time periods overlap a bit due to poor communication, let’s say they both sent the same properties... one of the agents may get upset and think they had procuring cause or just open a complaint out of spite.
