I would get 3 estimates for total repair and make sure the smoke damage is taken care of also.

I love the concept of the BRRRR process.

They don't care if they are sending a repair person over there constantly to just repair, repair, repair. 

Some like to do a few pre-screening questions so they aren't wasting their time on showing to people that aren't a good fit, but you have to be very careful to not discriminate.

I have already been approved out of concept and have received comments back on the first submittal of SDP. 

The one thing I like about there being an HOA is that even if the units are complete crap on the inside of the buildings, at least the owners have to keep up the exterior and the common area is taken care of by the HOA.
