First time landlord!
We have our first duplex... Initial leases are up and we have two available units in a month. Scary but exciting! My question is when to do walk through with prospective tenants? Is it after application process or before? What is the typical sequence of events to making a smooth transaction for tenant and us?

You certainly want to be as respectable as possible to your current tenants. Limit the amount of time needed for showings, i.e. 2 hours vs. an all-day event. From experience you will see A LOT of no-shows and A LOT of underqualified prospects. Going forward I will be asking pre-screening questions to find qualified renters and those that are actually interested. Do not waste your time and ruin your personal schedule to accommodate everyone. In the long run you will see this is the best route, good luck!
