I'd look at the block you're on and a couple of blocks in each direction.  

This is a great place and pricing for custom doors both in size and color.

So I'm at a road block ATM because I can't fund any properties that are really good deals.ANY help at all would be greatly appreciated.  

I found just what  I needed and the color was close enough 30 year  shingles , 11 square , for            $ 400.00 .  

You may not like to hear that your investment among friends and family will be subject to securities law but this is not a road block, just a challenge (one of many) to overcome.

The minute they know you will not be manipulated their true colors show.

I have seen this in many cities usually though in Urban core not out in the burbs were I am thinking these homes are.I had an OREO property on a street next to a collage and the collage bought up 4 entire blocks .. they then demo'd and built student housing.

If so, what were the road blocks that they found?

You don’t want to spend so much you wind up owning the most expensive and upgraded house on the block.
