Thank you for the much needed advice I found one property off of zillow and a direct agent has me meeting up to meet the owner to go over some things.

I'm looking for a lender that offers 5% and hopefully will do 100% financing.

I do plan on making other templates for tax liens, bankruptcy, divorce, and absentee owners.

Thousands of STVR owners have pools and hot tubs with no financial loss via lawsuits.

He then sold the lots cheap to homebuyers, negotiated with a lender to provide mortgage financing, and teamed with a builder who would build simple, inexpensive homes.

I'm working on hand writing a couple letters to some property owners, and I was wondering what wording has worked for you to get the property owner to call you?

Should we sell these condos for better cash flow houses or try to find owner financed deals?

The position stays with the lot even if the owner changes. 

My properties in 2 states account for about 80% of my cash flow, but the 4 SFH I have in Birmingham account for only 20%.I don’t want to sell as I’ll incur lots of tax (as they were part of a 1031 in the past), but wonder any strategies like seller finance, etc that could possibly result in higher returns on these properties.I am curious what other BP landlords do when a few properties in their portfolio aren’t pulling their weight….Thanks!
