I know, that a lot of legal counsel, are more familiar with using the 23 page documents.

@Asma AhmedI am not too familiar with the Baltimore market but after going to a few Maryland REIA groups, make sure you do your due diligence first and not be caught up in a low priced property.

It is almost impossible for anyone to know & familiar with all 50 states.In GA, after the tax sale, there is a year redemption period.

I used my property manager as my agent which ended up good since he was already familiar with property rules etc but honestly I did not have much choice , his property management had clause that if I was planning to sell condo , I will give him try for atleast 4 months and he did good in selling condo in 3 months (win-win situation) ;).

I will have to become more familiar with local hard money lenders for sure.I just purchased my first 6 months ago so I don't have anything to pull out currently. 

Hello BiggerPockets,I'm not sure if this is allowed but I was wondering if there is anyone familiar with flipping/wholesaling in or near the Reading, PA area.

@Jonathan Casillas I'm familiar with some of those other strategies you mentioned, but will certainly look into them more.  

The more I research this, the more obstacles I see that I am not thoroughly familiar with, for example SAFE and Dodd Frank.  

I'm not familiar with Excel, I am with MAS 90, but TValue is accurate and it was free last time I saw it.
