Hey everyone,

I have been doing tons of research on tax lien investments but there is still a lot I am unclear on. Lets say I buy a tax lian how long before I can foreclosure on the property. Also once I foreclosure on the property what would be the next steps? What would I have to pay to receive the loan? I see people saying that the title is free and clear, does that mean I do not have to pay the remaining balance on the mortgage?

Assuming you're referring to Ga, sit down with a local RE attorney.  Whatever money you spend, it will be worth a hundred times that.  You can also read your state laws concerning tax sales, to get the Real answers, not some random person's opinions, or "I heard.....".  Of course, a local experienced investors helps.
