Hey all,I have a SFR in Great Falls, Montana that is valued at about $175k & I owe $95k....I am wanting to take out some of that equity to use to invest in other real estate deals...I am active duty military stationed overseas in England so I can't just go into any bank or credit union in person but I know that I can get this done via phone, email etc.I am seeking advise or recommendations on easiest way and best way to do this... also any recommendations for Lenders would be helpful.

I've spoken to a few credit unions and local banks and received terms closer to 20% down and 5+% interest.Has anyone faced this issue around CLT and been able to locate a funding source for non-warrantable that approaches normal homebuyer lending terms?

That said, a fixed term for 6-9 mos, at x % with y points paid upfront and/or at payoff is pretty typical.  2) Community Banks and Credit Unions are your best bet.
