Seeking Cashout Refinance, HELOC or Home Equity Loan-Montana SFR

Hey all,

I have a SFR in Great Falls, Montana that is valued at about $175k & I owe $95k....I am wanting to take out some of that equity to use to invest in other real estate deals...

I am active duty military stationed overseas in England so I can't just go into any bank or credit union in person but I know that I can get this done via phone, email etc.

I am seeking advise or recommendations on easiest way and best way to do this... also any recommendations for Lenders would be helpful.
