I'm particularly passionate about sun belt real estate market, especially mid-Tennessee. 

As @Max Ferguson mentioned, the MLS in my investing area is really bad too because few rentals are marketed on the MLS. 

Today HUD notified that our bid was cancelled because they did not receive the requested information and documents, and the property is now back on the market.

Tried to get back into the REI game to buy a rental in early 2022, but I was only looking in "A" markets (had a single realtor giving me all the advice), and competition was way too hot, so I hit the pause.

I’m really curious whether the coastal NC Airbnb market is already too saturated to jump in.

I've seen some PMs (not in Fort Wayne i was looking into other markets) that charges for annual income/expense reports (which to me sounds pretty ridiculous). 

If they offered seller finance to us, those funds could then be used to pay for the lease at our home if we swap however they are retired, what about tenant screening amongst other things, not sure what type of deal structure is best for this scenario but if anyone can guide me with any feedback is greatly appreciated.
