Anyone worked with Select Property Management Pros in Fort Wayne?

Hi All!

I am looking for a property management company in the Fort Wayne IN area and came across Select Management Property Pros.

They seem to have a good business model and one of the owners is an investor himself which is definitely a plus, but they charge a leasing fee (to find and get a qualified tenant into the property) equal to 1 month of rent, which comes out to an additional 4%-8% on top of the monthly 10% maintenance/management fee depending on how long the tenant stays. Seems expensive to me but may be worth it to have quality tenants. Also dont know if that's standard for the area with the hidden fees I hear get charged?

Hi this is Vince Brown with Select Property Management here is Fort Wayne. I appreciate that this thread was started quite some time ago but since I read it, I just wanted to clarify a few things. First, our DBA name is Select Property Management. The change from Select Property Management Pros was just a change in affiliation with another PM company years ago. Second, we charge monthly property management fees based on the rent value of the managed property or portfolio. The average monthly PM fee we charge is 9%, with a range between 8-10%. The higher the value the lower the monthly rate. We do charge a lease fee of 50% to find and place a tenant. Tenant placement is by far, THE MOST IMPORTANT service any PM can do for you: find a qualified tenant in the shortest amount of time who pays on time and takes care of your investment.
