If you are short rehab funds, ask your Broker/GC to do the work and defer billing for the rehab until after you flip/resell (for a flat fee above the rehab cost or percentage of the resell/flip).

As far as problems reselling - perhaps this is a regional thing , but it was no problem here - basically, your buyer is going to be an investor.

The one thing I will add to the contrary, in my opinion, 2fams get better tenants, have less drama, and resell easier. 

Having used both, I feel more comfortable using an option contract since lenders seem to have more of an issue in doing land trusts. 2) Options 3) I put... buyer may market and resell or assign (though assignments have been nearly nil). 4) It is incorporated in the option contract and in the notice of option which is recorded.

You can then try reselling it to see if you get a profit.
