BOA deed restriction
I'm picking up a cheap BOA SFH on a SS through the listing agent. I'm not keeping this property...just flipping it as is to an end buyer, but not double closing.
The demand letter states that there can't be a transfer of title for 30 days. Is this really enforceable? If so, how? Is there a cloud on the title or something for 30 days? If not, what are the ramifications if I resell it in a week or so after I close on it?
I say one week since I want to give it time for the deed to get recorded. Of course, I'll have to use a different title company since the one I closed the A-B with will know about the deed restriction.
