Require proof of insurance, copies of all of the policy documents, and regularly call their insurance agent to make sure that their policy is up to date -- some people will get a renter's policy and then cancel it after they have the policy documents.

Just be honest about your bills with them and some landlords will send a copy of each bill for proof, but I never have unless specifically asked.Of course, if there are separate meters, then definitely get them on them as quickly as possible.When a tenant knows they are billed for what they use - they often mysteriously use a lot less. :)

For Section 8 tenants, you will want to get a copy of their voucher or some sort of proof that they are qualified for Section 8, able to move at this time and qualified for the number of bedrooms in your property.I require $1,750 per month in income from my Section 8 tenants (I would require 3x the rent in net income if I took market tenants).Otherwise, my requirements are the same.One thing regarding screening that most people don't' do but is a screening must in my opinion - do a home visit at their current residence as the last part of the screening process.

He refuses to accept your "rent" money because you are not a legal tenant and accepting money from you could be used against him as proof that he accepts your continued residency, which he does not.

If I put down "property management", cannot include proof of licensing, it will be rejected.Technically, you don't need a PM license to do property management for your own properties.
