The only problem with this is that the peroxide bleach tends to really bleach the hell out of the oak grain pattern and if you're not right on top of the process, you often get an inconsistent light spot.The second solution is to apply a solution of oxalic acid, the acid found in the cleaner Bar Keeper's Friend.

For example, one person I am coaching found a 138 unit apartment complex that the rents are way under $1/sqft and it's an opportunity to increase the rents with a light value-add and increase the value significantly.But when I go outside my market, I need to have a preliminary basis on which market to choose and then based on that, which sub-markets and then if there are good deals in those sub-markets.

Another alternative is to reach out to a few realtors in the area for their thoughts, but come prepared with your renovation plans, design ie; level of finishes, appliances, flooring, lighting, etc. to make their life a little easier as well as receiving an accurate value.

I am sad that this landscape is going to change,  so I dont necessarily support the new law - i just understand why it was done As for us LLs being the bad giy in this whole scenario- there is truth in that in that LLs are the ones that buy an older bldg, boot all the tenants renovate and double rents.

If there is some underground oil tank, not easily visible issue he knows about, he most likely will bring them to light (or he risks lying in that disclosure).If you’re not confident in what you see, get a solid home inspector, expect to pay a couple hundred and have them go over it thoroughly.
