Taking over existing group of properties

First, we already have appointments set up with 2 RE attorneys and a CPA next week; however, I would love to get the opinions of some of the people here.

We have been lightly helping out my mother for the past 3 years with her group of 20 tenants in single family, duplex, and 4-plex units. All are fully paid off. She is now to the age where she is unable to continue, and we are going to take over everything for her, so she can hopefully relax and watch the money come in to her. Up to this point she has not wanted any type of LLC - everything is just part of her personal assets, but we have said that one condition for us taking over is to move them all into LLC(s) to protect us and to protect her from losing everything, and she has acquiesced.

One of many questions we have...A single LLC or multiple LLCs or a series LLC? If multiple, how many - one for each building, or group them into a few LLCs? Here in OK, it costs $100 to create an LLC, and then $25/year after that, so that cost is acceptable.
