To figure this out you might want to look at a few of your close in competitors and see what they're asking for the rent as if you get an idea of how long they've been on market.

And once you owned it, even if you sell it, you were a past owner so now fully responsible for the whole cost of the clean up....so selling is not a good idea at the point you know its contaminated post purchase.
