Hey BP fam, i know how to build a team and complete a BRRRR. any ideas on markets where ive got a decent chance at finding a true 75% all in deal that i can brrrr?

I am very interested in real estate investing, but the only thing which keeps me from investing is money, so I came up with an idea to first start with wholesaling, and then move on to rental property investing.

You don’t like the idea of writing off all the costs to recover the property as regular expenses deductible today?  

To figure this out you might want to look at a few of your close in competitors and see what they're asking for the rent as if you get an idea of how long they've been on market. 

It really boils down to finding a market with the right tenant demographics, and putting systems in place to properly screen prospective tenants.

Without experience or a proven PM company this is a foolish idea.

And once you owned it, even if you sell it, you were a past owner so now fully responsible for the whole cost of the clean up....so selling is not a good idea at the point you know its contaminated post purchase.
