personally I want to add 1 bed and 1 full bath and make a large, finished gym. but should I add another bedroom and have no gym?

At a minimum you want a full deposit to hold the place and put in writing that this deposit is non-refundable if they do not move in.

Does it make you a better agent dont know about that but certainly cant hurt .. 

It is just using an FHA loan to get a multi unit home, live in it for 1 year and then move out to receive full rent with only putting down 3.5%
