Now for condos, where the HOA covers the exterior of the building, how much lower should my estimates be. 0.5% of homes value?

Or just list with some exterior photos and a solid description and tell people when it will be available.  

The condo fee for my units aren't very high and I almost think of the condo fee as sort of like budgeting for capex, since the association is in charge of maintenance and repairs for everything on the exterior (of course still need to budget for other repairs).

Lead paint is in every house and can be painted over, but it is an issue, mostly on exterior chipping windows, for FHA buyers.

Work needed: NEW ROOF, NEW INTERIOR AND EXTERIOR DOORS, NEW LVT FLOORING THROUGHOUT, TRIMWORK, UPDATED ELECTRICAL PANEL, ELECTRIC BASEBOARD HEAT CONVERTED TO HEAT PUMP (CENTRAL AIR DUCTWORK ALREADY IN PLACE), POSSIBLY A SMALL WALL KNOCKED DOWN, REFRAMING OF CLOSETS, KITCHEN AND 2 FULL BATHS REDONE PRETTY MUCH TOP TO BOTTOM.
