Value increase not fast? Half of SFH, MFH?

It all depends.  As far as a valuation standpoint, it is my understanding that condos/townhomes are the first to go up and go down in value.  As far as an investment standpoint it all goes by the numbers.  I have a townhome that I rent.  With the association fee I am cashflowing nicely.  The price was cheaper than a single family and so were the taxes.  

Bottom line, if the numbers work, do it You may want to ask to look at the financials of the HOA to ensure that there is some reserve money. If there isn't then there could be special assessments that cut into your budget.

The more amenities the building has the more the HOA fees will be and more chance of stuff breaking that will cause a special assessment.

I wouldn’t say a hard yes or no to the condo,  but I would allow the numbers to make the decision for me.
