Whether the seller accepts it or not is a different matter and if they do accept it whether they still pay the commission is another different matter.

How would you explain these buyers terms to the seller. ok. 30 year amortization means the monthly payments are based on a 30 year loan, but at year 20 whatever the balance is they pay it off then (balloon payment)Personally I would NOT accept any of these offers.

Any difference between the monthly payment Sam pays to Mike and Mike pays to the original lender goes into Mike's pocket.Technically it violates the Due on Sale clause.

This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

My lender packaged and sold my mortgage, and when I called the new servicer to inquire about a HELOC/ Home Equity Loan they told me I wasn't eligible because of my short ownership duration.I am planning to pay for most of the improvements with cash I have on hand from my W2 job, but I want to get something set up in case of an emergency repair/ use towards other investment opportunities.
