I am aware that there are options in which I can finance the repair costs in the loan or partner with somebody to make a 20% down payment, but I'd rather avoid these options because I do not want to be too deep in debt at the start of my professional career and I would have a hard time finding a partner that I could truly trust within a reasonable amount of time.I'd love to hear any suggestions that you all may have and I look forward to hearing your responses!

That would be one way to really dive deep into a topic/area that interests you.

I understand that the expectation is for tenants to clean up after themselves, but what about periodic deep cleans (ie. scrub bathroom floors, toilets, mop floors, vacuum hallways, etc)? 

A market swing or/and a miss predicted rehab cost could easily leave me with no profit or in the red fairly quickly!!!

I has a custom trailer build that is I think 6 feet wide, 10 feet deep and 8 feet wide and the trailer works out far better than any van I ever owner.

It honestly is more the bureaucracy and red tape that drive me away from it plus I have properties on the more expensive side and don’t think section 8 would pay my price.
