No clue how it takes someone 5k in labor on $300 in materials but you didn't provide enough information 

I am slightly ok with the broker not being able to suggest the best product or charging 500 more for this and that , But what you mentioned is very concerning .It could be some ones first deal and they might completely drop the idea of pursuing this route .

Once I see it I’ll decide if I like it. . 

I'm hoping someone can help me fill in the gaps on what I may be missing.

The rich get richer, and the poor get poorer, and not a single worthwhile word of any authority was ever said in my home and or my school about how someone who is broke might stop being broke, and why that could be a worthwhile life goal.
