Hello fellow BP users,I am about to start construction of ADU in the backyard of my property in East Bay.

If you buy a package of 6 lesser houses  that means I have 6 roofs, 6 hvac, less cashflow, and likely subpar appreciation(dollar for dollar) compared to better areas.The reduced maintenance costs, higher rents, better tenants, appreciation, and reduced hassle factor for new construction are real and attractive.  

So I'm doing some comparables on what sold in the last 3 years in an area we're actually looking to do a new construction.

So with that, I'm looking at putting out about $3,966 and bringing in $3,166, and that's if I self-manage.

I would also like to protect my identity and I am filing a Wyoming LLC to manage a Texas LLC.

I'm starting out as a RE investor in USA with two new constructions in Texas (1 SF and 1 4P).

Same with a construction project, you wouldn't even know what to put in the contract.

My husband and I are now looking at other places more  look at Columbus Ohio for new construction. don't buy existing 100 year old inventory that the 1 of 20 realtors here will try to sell you and don't for all the off market stuff either 

I manage a hand full of STRs here in Central Oregon had some tweakers come through and do about 10k-20k in damages probably.
