Build to Rent in AL?

I spoke with a consultant who works with/for Jason Hartman and she referred me over to https://www.mmasells.com/, has anyone worked with them? We are looking at AL, TN or FL as potential first time investment properties and so far this company looks the best and the numbers they sent seem great as well, but I would some more insight if anyone has any.

 just google Alabama and overbuilt you'll find your answer
