The numbers I've seen are about 15 to 20% down at about 5% interest, which seems exceptionally competitive, maybe those numbers are pre-bust.

Just come clean up front, and let them know we have not seen it but my client wanted me to submit offer anyway, and if we are close on terms, we will go see property.To me, that's a very reasonable compromise.In the situation I mentioned above, we let both the agents know that their offers were competitive (they both were), and that the seller likely would consider the offer if the buyer had seen the property and could verify that was still the offer they wanted to submit.Neither agent was able (or neither buyer was willing) to go out to the property before the seller was to make a decision, and the seller just went with another offer.
