I was going to add a clause that the house has to pass inspection, but the longer I think about it if there’s is a damage behind the walls my inspector will not be able to tell.

I haven't looked at our rates in years but I think we're probably closer to 0.1%.I searched the local banks and they're all at around 0.2%.

I would plan to be at the appointment with the pest guy and have them point out any issues they see, take lots of pictures of any potential issues, then send written notice to all identifying issues that are causing a continuing problem along with written notice that inspection of all units will be scheduled each time a continuing complaint is received and units found to be contributing to the problem will be billed for the treatment.

If there is considerable equity in the property, this situation can be quite profitable, by acquiring the seller's interest and subsequently foreclosing on the non-selling co-owner for his/her unpaid portion of the expenses.It works like this, do a title search to confirm who has how much interest in the house, and get a good inspection to see what maintenance is currently required.

@Patrick Menefee yes every property is regional and typically properties that are in B-, C, C+ areas will get closer to the 2% rule.

They're either marketers calling themselves turnkey (ie they don't own any properties, they get a referral fee from other TK companies around the country for sending buyers) or they're some sort of Morris Invest house of cards (search the forums for Morris to see what to avoid).Go ahead and shell out the cash to get your own inspection and appraisal, especially on your first deal with a provider.

We submitted an offer on a triplex last night and while our Real Estate Agent has an Attorney they typically use, we would feel better about a referred Attorney here on BP and with a good reputation rather taking a chance on an unknown attorney for our first investment property.We're also looking for referrals for good, local licensed contractors to have the home inspection done.
