Hi @Sol Romand, There are several routes you can choose from since you have the option to offer all cash. 

So while investors got chased away from the deal, the seller still had plenty of buyers to choose from in the hot market.

The crazy part is the guy was actually referred and is somewhat reputable from my area (not some guy from across the country).

DO NOT start picking and choosing with no posted criteria.

Your best bet is to call around to the different associations and see what the rules are and if you find one that has the exceptions you are looking for, choose a Realtor that belongs to that association and work something out so you can get some exposure.   

I called a couple dozen banks before choosing them. 

@Jacob Lasater I’d also add to make sure you find an agent and/or people you can count on in whatever market you choose.
