My building, my beautiful building has a newer roof, new furnaces, new carpet, completely painted recently and about the only thing the inspector could find wrong was one of the hot water heaters need to be replaced which will be done with the 2000.00 in repairs.

I am going to be moving into this place as my primary residence after some serious renovations so from a damage standpoint this isn't breaking the bank since carpets, some walls, kitchen, etc will be all torn out and replaced.

That's all that I can do, present my best offer and see what they say.If the seller is interested in a long-term payment plan, I would counsel the seller that they have the right to choose whomever they want as an attorney, although, most of the time, it is a cleaner transaction when one attorney handles the transactions of both parties.
