How to charge a Tenant for cat pee on the carpet on move out

Hi, I recently had a tenant who had 2 cats, she lived in my s/f home for one year. Her cats peed on all the carpet in the house, it was especially moist in the corners of the living room. This home has 3 bedrooms. The carpet was about ten years old, but all the bedrooms were in good condition, the carpet in the living room had worn spots but was still ok. I had to replace the carpet tacks, in the living room, clean and seal the concrete below to mitigate the smell. The cost for new carpet throughout was $2500. How do I calculate what I should charge this tenant ?
