Specifically, we prefer the BRRRR strategy, buying C properties in A/B areas to really take advantage of the equity gain.

North South, West, East, a b or c class? 

I would classify this property as a C property in a B neighborhood if that makes sense...

Allen, Colonial Acres is a good area, but within that area you have class A, B and C properties.

Not that those labels are completely wrong but just that within one zip you can EASILY have A, B, C and D.

Since there will be 2 closings same day; seller to the wholesaler (AB), and the wholesaler to their end buyer/Investor (BC), the lender will wire their funds once all the closing documents from both closings have been signed and the end buyers wire is in the closing company’s escrow account.

Ideally, I'd like to target A/B class properties with a minimum rent of $900/month and a levered cashflow of $200/unit while maximizing CoC returns.
