Hey Carliz,

I live and invest in the Sarnia real-estate market. You are wondering where to invest in sarnia? The market for rental houses is currently booming. There are not enough Sarnia rentals to satisfy demand. So investing here is profitable and it is quite easy to find a cash flowing property here if you know how to spot them. You could go in a couple of different directions with buying a house/ multi family. Right now Sarnia zoning allows for an easy transition of a single family dwelling to multi family. (Splitting up a single family home and putting 2 kitchens in and separating living spaces for two families) this is more work but the payouts are far greater than keeping the unit as a single family residence. Basically I would say stay out of the south end. You will find C/D properties there that are older. I would be focusing on Sherwood village by lambton college. You can get the same returns on these houses but they are in a nicer neighbourhood and rent for more. As long as you have a good property manager that looks after your rentals and maintains your house. Back to your question of where you should invest is definitely hard to answer until you sit down with someone and talk about where your comfort level sits with risk and problem tenants lie.
