Best postcodes in Jacksonville, FL for rental property purchases

I'm looking into acquiring a portfolio of single family (or potentially small multi-family) rental properties and I was looking for advice on which postcodes to focus on, and which ones to avoid.

Any advice would be much appreciated!

I would disagree with a lot of those generalizations. Not that those labels are completely wrong but just that within one zip you can EASILY have A, B, C and D. Anyway, according to another poster who advised me just last week on these forums, an "A neighborhood" should not include hundred year old homes. This fact is debatable imo, but if that is true then by default 04, 05, and 07 cannot be A. (Incidentally these are my favorite neighborhoods and I would consider large portions of them to be A). As for -10, that zip includes Ortega, supposedly one of the wealthiest old money neighborhoods in the state with rows of million dollar homes, the very solid and charming $200/sq ft Fairfax area, some C and D blocks of Lakeshore, Cedar Hills and Hyde Park, and even super rural parts of the county west of I-295. Selling a beautiful home in a sketchy part of Lakeshore for $95k, closing next week. This exact home in Ortega would probably be ~$400k.

Anyway, just be careful and please do not use zips as a single indicator of a home's desirability.
