Bring the map the the PM's and agents you should be meeting and ask them to mark it up for the certain areas they like/dislike.

I haven't done anything up on that scale but I have some experience with small MF but now that you're local maybe we can meet up at one the REI events or something, some of the people there are probably more into that ballpark and I know a few people that I can network you in with if they fit your strategy's needs.

Regardless in this hot real estate market I think there's practically a market for any residential rental out there.
