How hard is it to fill a large bedroom apartment in Northern NJ?

I am interested in a 3-fam property in Northern NJ(Fort Lee, Fairview area).  One of the units is a 4bd and im concerned that although the rent for those are huge, that no one will actually rent that unit.  Any experience from members on renting high bedroom units in northern NJ?
