Be prepared with your "Adverse Action Notice".  

We have done cash deals on majority of our foreclosed, to save us the grief of paperwork.I don't know who you have sought out for funding but Fannie does have funding options for investors but you must be purchasing their properties.

I notice on the BP Rental Property Calculator there is a field for "Other Monthly Income" and the question mark icon gives "extra storage" as a possible example of such other income...I have a 3BR / 2.5BA Townhouse for rent @ approximately 1600SF with an 800SF partially finished basement.

My lawyer said we have to give them 30 days notice so if we notify them by the end of this month that we are not renewing their leases then they must be gone by the end of next month.

@John Doiloitte You cannot make them leave but just give them proper notice the inspector is coming.  

We eventually will push them off to Fannie on Non-Recourse.Hope that helpsGino

It was under market, so we just gave the tenants proper notice and raised the rent. 

@Carlos WebelEvery lender has overlays from Fannie Mae and Freddie Mac criteria.

I'm not a lawyer but it does not seem to indicate an order that they need to be done other than giving them certain amounts of notices which we have done.
